Ashton Inspection Services, LLC offers professional home inspection services to Central West Florida. We’re dedicated to disclosing the relevant details about a home so that our clients can move forward with a potential transaction without having to worry about whether or not they know the whole story. We even invite prospective homebuyers and sellers to attend their inspection, making it easier to understand a home by seeing it through a professional’s perspective. All of our inspections are performed in compliance with InterNACHI’s excellent Standards of Practice.

Buyer’s Inspection

This non-invasive inspection is a meticulous visual assessment of a home’s readily accessible structure and installed mechanical systems. A detailed and easy-to-read inspect report will be sent by email within 24 hours of the completed service. Afterward, we encourage our clients to call us with any additional questions so that they can commence the negotiating process without being left in the dark about any aspect of their prospective home’s condition.

Pre-Listing Inspection

Before listing a home on the market, you should consider scheduling this inspection to help ensure that the eventual transaction is timely and as stress-free as possible. We’ll thoroughly inspect the home’s readily accessible features, educating you on the nature of any defects that we encounter. With this knowledge, not only can you make repairs to preserve the value of your home, but you’ll also be able to promote smoother negotiations by communicating known issues with prospective buyers before their own inspection takes place.

11th Month Warranty Inspection

When you buy a new a home, there’s a reasonable likelihood that it will be protected by a 1-year warranty from the builder. This inspection is designed to take place before that first year is up. We’ll thoroughly inspect the home’s readily accessible structure and installed mechanical systems for any issues that have either emerged since you moved in or were otherwise overlooked. Depending on what your warranty covers, you may qualify for help with certain repair expenses.

4 Point Inspection

This inspection can help you make sure that your prospective home will be eligible for insurance coverage. Most insurers require a home’s condition to meet certain minimal criteria before a policy can be offered. A 4 Point Inspection will make sure that the home’s roofing system, plumbing system, electrical system, and HVAC system are in good enough shape to warrant consideration from most major insurers.

Wind Mitigation Inspections

Homeowners in Florida are eligible for several insurance credits if their homes are sufficiently protected from damage caused by high winds. This inspection will take stock of what types of protection are currently in place and what additional measures need to be taken to optimize wind mitigation on the property.

Re-Inspection

Did we happen to find a defective component within a home’s structure or systems during our original home inspection? If so, we’ll be happy to return to the home to make sure that the replaced or repaired component is installed correctly and safely, while also making sure that there are no other areas of concern.
